Grupo Los Pueblos (GLP Properties): Who We Are and What We Build

Grupo Los Pueblos (GLP Properties) has developed real estate in Panama since 1985. History, leadership, projects for sale and how to verify the firm

Short answer. Grupo Los Pueblos, which now markets its homes under the GLP Properties brand, is a Panamanian real estate developer founded in 1985 by the Alemán family. It is the company behind Albrook Mall, Ocean Reef Islands, Santa María and Playa Caracol, and it is currently selling projects such as Bosco di Santa María, Oceana, The Tides and Armonía.

Transparency note. This page is published by Grupo Los Pueblos, S.A. Track-record figures come from our internal records and from the public sources listed at the end. Prices and delivery dates change; the project table shows the date it was last updated.

One company, two names

People search for us under two different names, and that is understandable: they are the same company. Grupo Los Pueblos, S.A. is the legal name and the brand the group has used in Panama since the 1980s. GLP Properties is the name we use today for our residential, beach and investment projects, especially with international buyers.

GLP Properties is part of Grupo Los Pueblos. Whether you see “GLP”, “GLP Panama”, “Grupo Los Pueblos” or “GLP Properties” on an ad, a billboard or a contract, it is the same organization.

Our history in seven dates

The Alemán family founded Grupo Los Pueblos in 1985 with a clear goal: to make Panama an internationally attractive destination and to professionalize real estate development in the country. The name comes from its first major retail project, the Los Pueblos shopping center in Tocumen, conceived in the early 1990s.

  1. 1985 – Founding. The Alemán family establishes Grupo Los Pueblos.
  2. 1998 – Albrook Mall. The mall opens; we describe it as the largest in the region, stretching more than a mile.
  3. 2006 – Property management. The group adds a property management division to run its developments after handover.
  4. 2010 – Gran Terminal de Transporte. Panama City’s main bus terminal begins moving more than 100,000 people a day.
  5. 2014 – Santa María Golf & Country Club. The residential community with an 18-hole golf course is consolidated.
  6. 2018 – Ocean Reef Islands. We deliver the first habitable artificial islands in Latin America, with 19 hectares of residences.
  7. 2025 – 40th anniversary. We launch Bosco di Santa María and announce 16 new developments.

One of the hardest moments came in 1988, when Panama’s banks closed during the political crisis. The group kept operating thanks to the credit it had built in the local market, a story the founder himself told Estrategia & Negocios magazine.

Who is behind the company

GLP is a family-owned company with an identifiable leadership team, something worth checking with any developer before you buy.

  • Mayor Alfredo Alemán – Chairman and founder. He has led the group’s strategy for four decades. Central American business media have profiled him as one of the country’s leading developers.
  • Alfredo Alemán – CEO. He runs operations and drives the group’s international expansion. He represents the group as an official IMI partner for residency-by-investment programs.
  • Alejandro Alemán – Vice President. He leads the architectural vision and the development of new projects.

The commercial team includes sales leadership, marketing and sales operations, a brokers manager, international sales and a shopping center unit, with direct contact details published on our website.

What we do

Grupo Los Pueblos is a conglomerate that designs, builds, markets and manages projects. According to a 2019 business profile, its work is organized into five divisions: commercial solutions, real estate development, storage, transportation and special projects.

In the group’s own figures:

Our philosophy fits in one sentence: we don’t build buildings, we build communities. That is why we focus on master-planned communities that combine housing, retail, services and recreation, so residents spend less time commuting.

How to verify GLP (or any developer)

Before reserving a unit with any developer in Panama, we recommend checking four things:

  1. Legal existence. Look up the legal name (Grupo Los Pueblos, S.A.) in Panama’s Public Registry and confirm its tax ID (RUC). [FILL IN: RUC.]
  2. Project permits. Ask for the municipal construction permit and the approved environmental impact study.
  3. Delivered projects. Visit communities people already live in, such as Santa María or Ocean Reef Islands, and talk to owners.
  4. Contract and payments. Make sure deposits go to an account in the developer’s name or to an escrow trust, never to an individual.
